BNB Formula was a real product with a real, named operator behind it. Brian Page publishes under his own name, wrote a Harper Collins Leadership book, and his site was serving normally on 2026-08-13. The course had a coherent shape — a four-step LOCATE / LEASE / LIST / LEVERAGE model, an eight-week program, a year of group coaching calls — and it collected an unusual quantity of named student testimonials, 564 video reviews by the seller's own count. Its stand-alone product was priced openly: the seller's /products/ page, archived 25 May 2024, reads "Your Price Today: Only $1,997" with a "30 Day Money Back Guarantee" — under a "TOTAL VALUE = $5,749" anchor that is the seller's own valuation of its bundle, not a payable figure. The coaching tier was the one sold blind: the homepage, /reviews/ and the coaching FAQ all route to "Get Started" or "Apply Now For BNB Coaching" with no number, and BBB complainants put financed packages at "Nearly $10,000 with interest". The terms on that tier were the harshest part of the offer: coaching buyers were told "no refunds are permitted" and that "chargebacks shall not be permitted". Then the delivery failed. Since 12/02/2025 BBB complainants have reported the company "has gone dark", and our own checks on 2026-08-13 found the site returning "This site is currently unavailable", the funnel subdomain throwing a Cloudflare 1014 and the app listing 404. Treat this page as a record of what was sold and what happened to it — not as a recommendation to look for a way in.

The evidence supports a real course from a named operator trading through named entities — Thought Axis, Inc. and BNB Formula, LLC — with a published support address, not a phantom product. It does not support the outcome claims or the current offer. No student figure is independently audited, the coaching tier's price was never published on a public page, the coaching contract barred refunds and chargebacks, and as of 2026-08-13 people who paid for lifetime access report they cannot get in.
Quick verdict
The Airbnb Arbitrage Course is Brian Page's BNB Formula: an eight-week rental-arbitrage training sold from 2016 at $1,997 on its own sales page, or through a webinar-and-application funnel to a higher-priced coaching tier that was never publicly priced, with a year of group coaching calls and a private Facebook community attached. Checked 2026-08-13, it is not reachable — bnbformula.com returns its host's "This site is currently unavailable" page, the funnel subdomain returns a Cloudflare 1014 error, the Play Store app listing 404s, and the last Wayback capture of the homepage is 25 November 2025. BBB complainants have been reporting since December 2025 that the company "has gone dark" while they hold lifetime access, and the published policy told coaching buyers that "no refunds are permitted" and "chargebacks shall not be permitted".
Rating methodology
The current unavailability, the refund wording, the corporate identity, the testimonial set and the complaint record are all directly evidenced — the first from live requests on 2026-08-13 through two different networks, the rest quoted from the seller's own archived pages and from BBB. The stand-alone price is now evidenced from the seller's own /products/ page as archived 25 May 2024 and re-read on 2026-08-13. What the coaching tier charged is not: no page we could open prices it, so the figures for that tier come from third-party reports and complaint texts that disagree. Whether the outage is permanent, and whether any members' area still works privately, is not established.

Course record
Training in Airbnb rental arbitrage — leasing property you do not own, with the owner's agreement, and listing it as a short-term rental. The seller's model had four steps: LOCATE ("identifying the best properties in your area"), LEASE ("why owners are excited to lease you properties"), LIST ("the very best way to ensure you earn the most from every guest") and LEVERAGE ("outsourcing and automating the business by leveraging a virtual assistant & online services"). An outside review describes the delivered product as an eight-week program with one year of group coaching calls and a private Facebook group. Purchase ran through a free book or masterclass opt-in, then an application — "Membership is limited, please apply to see if there are open spots" — then a call. The refund page shows the offer was split in two: a stand-alone course, and a higher-priced coaching program governed by a separate signed purchase agreement.

What buyers actually paid varies sharply in the record, from the seller's published $1,997 to the near-$10,000 financed packages BBB complainants describe.
BBB was showing an F rating and 59 complaints closed in three years when read on 2026-08-13.
Complaints dated from 12/02/2025 to 07/27/2026 describe lifetime-access buyers locked out, with one saying payments continued.
Even the stand-alone course's refund was qualified: "All refunds are discretionary as determined by us."
Rental arbitrage needs real capital for deposits and furnishing on top of the ticket, and its legality varies city by city.
Risk review
The seller published the contracting entity and a street address in its own visible footer throughout: "Thought Axis, Inc 164 Market Street #160 Charleston, SC 29401" on the 2024 /products/ and /coaching-faq/ captures, and "Thought Axis, Inc 460 King Street, Suite 200, Charleston, SC 29403" on the last homepage capture of 25 November 2025 — the same King Street address BBB lists for BNB Formula, LLC, so the two are a relocation rather than a discrepancy.
The stand-alone product's price, $1,997, was printed on the seller's own sales page rather than withheld for a call.
Support channels were named and staffed on paper: support@bnbformula.com for refunds, coaching@bnbformula.com for coaching members, and a phone line, 800-BNB-8586.
The refund policy was published openly and distinguished the two products rather than hiding the harsher term.
The instructor is named, and his book and podcast exist independently of the course funnel.

There is no current price because there is no reachable offer — established by requesting the apex domain (HTTP 429, "This site is currently unavailable"), the funnel subdomain (HTTP 403, Cloudflare error 1014) and the Play Store listing (404) on 2026-08-13, the first of them through two different networks to rule out a block on our address. While it sold, the seller did print a price for the stand-alone product: its /products/ page, archived 25 May 2024 and re-read on 2026-08-13, reads "Your Price Today: Only $1,997" with a "30 Day Money Back Guarantee". The "TOTAL VALUE = $5,749" and "You Save: $3,752" lines above it are the seller's own valuation of the bundle it was giving away, not a price anyone paid — which is worth stating plainly, because outside write-ups have repeated the $5,749 as if it were an upsell ceiling. That is the result of those searches on that date, not a clearance. What does exist is a Better Business Bureau file for BNB Formula, LLC of Charleston, SC, showing an F rating and 59 complaints closed in three years when read on 2026-08-13.
Leasing a property you do not own, with the owner's agreement, and listing it as a short-term rental — profiting on the gap between the rent you pay and the nightly income. Whether you may do it depends entirely on your city's short-term-rental ordinance and on the lease itself; the model is permitted in some jurisdictions and prohibited in others, so check locally before buying any training built on it.
